It is time to file your home for Homestead Exemption!
In an effort to help make your life a little easier, here are the links or phone numbers to download or request the Homestead Exemption forms that apply to all homeowners, those over 65, the disabled, disabled veterans, and surviving spouses.
Many people are by now getting their property tax appraisals from their respective districts. Some are finding these appraisals to be incorrect based on what they paid for their home, or even compared to neighbors’ homes, leaving them to ask, “What can I do about this?” You can protest! No, not like you picture typical protests with banners, marching and yelling; but you can file a protest with the district stating you think their appraisal is incorrect in the hopes of getting your appraisal lowered, and thereby lowering your taxes. You can file online; if they deny your request, you can request a formal hearing.
Congratulations! Deciding to sell, for whatever reason, is a huge deal, so you want to do everything you can to make your home MORE appealing than the others on the market. Why? So it sells. Unless you like it sitting on the market--then totally skip this whole blog; it’s not for you. However, if you ARE wanting to sell quickly, then this checklist below should prove very useful. The list of items is in order from most important; let’s say you had only a small budget to do what you could to make your home as good as possible: do the first couple of items from each subheading.
According to the Austin Board of Realtors, Williamson County home prices are rising steadily. As you can see in the infographic below, prices for February went up by 4% over last year’s prices to over $244,000. This has been the trend for the past three years, and the economic forecast shows it continuing.
This is a question I get A LOT!! The answer: it depends. You kinda knew that was coming, and here’s why. When I mention staging to clients, I usually get, “Whoa! Wait a minute, Lisa, what am I supposed to do with all my stuff?” or, “But Lisa, it costs so much!” Okay, let’s say you’ve lived in your home for over five years. You’ve accumulated a lot of items: furniture, pictures, knick-knacks, plants, etc. If this is you, chances are you will want to stage your home.

A short sale (sometimes called a pre-foreclosure) is when you sell your home for less than the remaining balance on your mortgage. Depending on your situation, you may be required to make a financial contribution to receive a short sale. This does allow you to pay off part or all of your mortgage and avoid true foreclosure.
When you have little equity in your home, or owe as much or more on your mortgage than your home is worth, it can be difficult to find a lender willing to help you refinance. But for borrowers who have remained current on their mortgages, and have loans owned by Fannie Mae or Freddie Mac, there is hope. It’s called HARP.
Austin is projected to grow in 2016 at another 5% average annual rate, as it has since 1990. Austin is growing at such a fast rate that we’re having trouble keeping up. What does that mean for the homebuyer or even the seller? Well, it means both good and challenging things.
